How to Winterize Your Well (and Septic) System
Freeze season is about six weeks out, which is exactly when you want to do this work — not in January, in the dark, with a pipe already split. The short version: your submersible pump and pitless adapter are already safe below the frost line and need nothing. Everything above ground — pump house, pressure tank, exposed pipe, wellhead — needs insulation, heat, or both. And your septic mostly needs you to leave the snow alone, fix every drip in the house, and think about tank timing if you'll be gone.

What actually freezes — and what doesn't
Understanding the target list keeps this from feeling like ten separate projects. Your well system has parts that winter already handles and parts that are genuinely exposed:
- Submersible pump: safe. It sits tens to hundreds of feet down, where the ground never freezes. The Water Systems Council's winterizing guidance says it plainly: if your pump is in a deep well, no winterizing action is required for the pump itself — the depth prevents freezing.
- Pitless adapter: safe. The pitless adapter is the fitting where the water line exits the side of the well casing. It's installed below the frost line (the depth at which the ground doesn't freeze), providing what the WSC calls a "sanitary and frost proof seal." Ohio's well rules require exactly this: pitless adapters must be installed below the local frost line. Nothing to do here beyond knowing it exists.
- Pressure tank: exposed. Most tanks sit in a crawlspace, garage, pump house, or basement corner — all places that can hit freezing. The WSC says water tanks are "vulnerable to freezing and should be inside an insulated enclosure." A pressure tank full of frozen water splits, and it isn't cheap to replace.
- Above-ground pump: exposed. Jet pumps and pumps in pump houses or pits need their surroundings kept above 40°F according to the WSC. Drop below that and you're gambling.
- The small fittings: the first to freeze. The WSC specifically calls out the quarter-inch nipple between the pressure switch and the tank tee — tiny, cheap, and freezes first. Insulate the little things too.

Insulate first: pipes, tank, and wellhead
Heat costs money and needs electricity. Insulation costs little and never burns out. Do the insulation layer before you think about heat.
- Exposed pipes: wrap with foam or rubber pipe covers anywhere water runs through unheated space — crawlspaces, attics, garages, exterior walls, pump houses. The National Ground Water Association's well-owner guidance puts it first: wrap exposed pipes in basements, crawl spaces, and outbuildings with insulation or heat tape. If you're caught short with freezing weather on the way, the WSC says blankets, towels, or layered newspaper secured with duct tape and covered in plastic to keep out moisture work as an emergency wrap.
- Pressure tank and fittings: get them inside an insulated enclosure or wrap the tank and its piping. Cover the quarter-inch nipples, gauges, and switch lines — the small-diameter stuff freezes before the big pipe does.
- Wellhead: a proper drilled well has the casing sticking at least 12 inches above finished grade with a vermin-resistant, watertight cap (Wisconsin's well code requires this; Montgomery County, Pennsylvania's health department requires the same 12-inch minimum; Connecticut recommends 12–24 inches). Before winter, check that the cap is seated tight — it's a winter vulnerability because it's above ground and right in the wind. If a hard freeze is coming and your wellhead is exposed, the WSC says to wrap it with insulation, blankets, or towels — anything that won't damage the head but shields it from the cold.
- Protect the wellhead from equipment, too: snowblowers and plows destroy wellheads every winter. The WSC recommends marking the wellhead with a fiberglass driveway marker so you can find it under snow and so the plow operator steers clear.
- Outdoor faucets and irrigation: shut off the inside valve feeding each outdoor faucet, then open the faucet to drain the line. Drain irrigation lines and blow them out with compressed air. Disconnect and store hoses indoors — a hose left on a faucet holds water against the valve all winter.
Pump-house heat options: the honest comparison
Insulation slows freezing; it doesn't stop it. If your pump or tank lives in an unheated space and the winter is real where you live, you need a heat source. Here are the three things homeowners actually use, compared honestly:

The professional consensus is the combination: insulated enclosure + one reliable heat source on a thermostat. Either heat source alone fails silently — a bulb that burned out, a heat tape that cracked — so whatever you install, verify it each fall before the cold arrives, not after the first freeze.
One more honest note: every one of these options needs electricity. If your area loses power in winter storms, heat tape and bulbs go dark with the grid. Heat tape: powerful, useful, and the most fire-prone thing on this list
Heat tape deserves its own section, because it's the option people install wrong most often — and it's the only option that can burn your pump house down.
- The numbers are real. The U.S. Consumer Product Safety Commission's heat-tape safety alert estimates about 2,000 fires, 10 deaths, and 100 injuries each year involving heat tapes. CPSC urges replacing any uncertified heat tape more than three years old with tape certified to recognized standards — Underwriters Laboratories (UL), the Canadian Standards Association (CSA), or Factory Mutual.
- Never overlap the tape. Overlapped heat tape traps its own heat and overheats — trade press documents pump houses and outbuildings burned down from exactly this mistake, sometimes because the installer coiled extra tape in a spiral and reversed back over itself to use it up. Buy the right length for the run. Read the packaging.
- Never bury the tape under regular insulation or blankets. Some older heat tape explicitly warns against covering it; constant-wattage tape under insulation overheats. Self-regulating cable is more forgiving, but follow your specific product's instructions, not a forum's.
- Plug into a GFCI-protected outlet. A ground-fault circuit interrupter cuts power if moisture reaches the heating element — and a pump house is a damp place. Don't run heat tape on extension cords for a permanent installation; joints introduce resistance and heat of their own. - Inspect it every fall. Check the full run for cracked outer jacket, chew marks from rodents, and any spot where it's shifted off the pipe. Replace damaged cable outright — don't patch it with tape.
- Thermostat control matters. Cable with a built-in thermostat cycles on around 38–40°F instead of running all winter, which saves electricity and reduces wear. Position the thermostat sensor on the coldest part of the pipe, not pressed against the heating cable itself.
Used correctly — certified, right length, GFCI, inspected yearly — heat tape is a legitimate, effective freeze protection tool. Used wrong, it's a fire starter. That's the whole truth of it.
Leaving for the winter: the extended-absence shutdown
If you're closing up a seasonal place — or heading south for months — draining the system beats heating it. The Water Systems Council publishes a full winterizing procedure for homes on private wells; here's the distilled version. Read the whole list before starting, and if any step doesn't match your system, call a licensed plumber or well contractor — WSC's own first recommendation is to hire one.
- Shut off the house water supply at the main shutoff valve.
- Turn off the well pump at its breaker in the panel. WSC's detail: turn off the pump breaker, but leave the main breaker on — so if someone flips the main back on, it won't trigger the pump.
- Turn off gas or electricity to the boiler and water heater. A water heater that runs dry damages its elements or tank.
- Save a few gallons of water first for drinking and cooking, plus extra to mix antifreeze for the traps.
- Drain the plumbing top-down. Working floor by floor from the top, open every hot and cold faucet (tubs, showers, outdoor spigots included) and flush every toilet. Drain the water heater from its drain valve once it's cooled — this doubles as your yearly sediment flush. Open the drain on any water treatment equipment.
- Blow out the lines. Attach an air compressor to a faucet and give low-pressure blasts of air to clear water from low spots. Irrigation zones get the same treatment at the main valve.
- Protect every trap with antifreeze. Water sitting in fixture traps, toilet traps, and the main house trap will freeze and burst them. Siphon or soak up the standing water, then fill each trap with non-toxic propylene glycol antifreeze (the RV type) mixed per label directions. A quart per sink/tub trap, about a gallon per toilet. WSC notes propylene glycol is considered safe for wells and septic systems. Do not use automotive ethylene glycol antifreeze — it's toxic. Your septic system's winter checklist
The well gets the project list. The septic mostly needs restraint and one good inspection. The University of Minnesota's onsite sewage treatment program and the Minnesota Pollution Control Agency publish winter guidance every year, and it boils down to this:
Leave the snow alone
Snow is insulation — a foot of it over your drainfield is the best frost protection you own. Do not plow, shovel, or pile snow on or off the drainfield, and keep every vehicle, snowmobile, and ATV off it, all winter. Compacted snow loses its insulating value, and driving over the field drives frost deeper into the soil where your pipes and tank sit. Fix every leak in the house before freeze season
A running toilet, a dripping faucet, a trickling appliance — each sends a thin, continuous stream of cold water into the system. Minnesota's guidance: that slow trickle freezes in thin layers inside the pipes and eventually closes them off. High-efficiency furnaces and humidifiers that discharge a slow drip can do the same thing; Wadena County, Minnesota advises rerouting that clean condensate drip to a sump or bucket. Fix the leaks in October, not January.
Use water normally — but don't leave it running
Regular daily water use, especially warm water (a warm laundry load, the dishwasher, hot baths), keeps warmth flowing through the system and helps prevent freeze-up. But do not leave a faucet running all the time as freeze insurance — it will hydraulically overload the septic system, which is its own disaster. Normal use: good. A constantly running tap: overloads the tank and drainfield.
Tank pumping timing if you'll be gone
Two situations, two answers:
- Leaving for an extended stretch (weeks or months): Minnesota's guidance says to either have someone come run warm water through the house regularly or have the tank pumped before you leave. Either approach keeps the system from sitting idle and freezing.
- Staying home through winter: stick to your normal pumping schedule (see how often to pump your septic tank). Don't pump right before the deep freeze just for winter's sake — and there's a real caveat in saturated ground: the University of Minnesota warns that a freshly pumped, empty tank can float upward if the soil around it is waterlogged, since the water pressure in the soil pushes the light tank toward the surface. So pump for a reason — schedule or extended absence — not for the calendar.
Add insulation where the ground is bare
If your system was installed late in the year and grass never established, or the pipes and tank sit shallow, add an 8- to 12-inch layer of loose mulch — straw, leaves, or hay — over the pipes, tank, and soil treatment area. (Minnesota's exact figure.) Letting grass grow taller over the tank and drainfield in late summer and fall does the same job and holds snow better. One caveat from the guidance: if the system is already frozen, don't add mulch — it insulates in the wrong direction and delays the spring thaw.
Make sure cold air can't get in
Check that riser covers, inspection pipes, and manhole covers are intact and tight. Cold air entering through a cracked or missing cover can freeze a system from the inside — the University of Minnesota lists open and broken risers among the common causes of freeze-ups.
If something freezes anyway
First: don't try to fix it yourself with open flames, salt, or antifreeze — professional guidance is explicit that this makes things worse. Steam or hot water can clear a plugged pipe (pumpers carry high-pressure jetters and steamers for exactly this), and cameras can find where the ice is. Call an onsite professional.
Two practical notes:
- The tank usually isn't what freezes. Per Minnesota's guidance, it's the pipe between the house and the tank, or the drainfield itself. If your drainfield is already frozen solid, there's no thawing it until spring — a pumper can check and pump the tank on a schedule to keep you running through winter, but the field thaws when it thaws.
- Prevention is one spring project away. If it froze this year, fix the cause in spring: add soil cover over shallow pipes, replace pipe with insulated pipe, add foam panels over the tank, or dig up and insulate the supply line properly. It will freeze again next winter otherwise.
For the water side, the first sign of a frozen pipe is usually dropping pressure or flow. If a pipe freezes: turn off the pump breaker, then thaw the section with gentle heat — a hair dryer or heat tape — working back toward the faucet. If a pipe burst or you can't tell where the freeze is, call your licensed well contractor or plumber. Never use a torch. For pressure problems that turn out not to be freeze-related — a pump that runs constantly, short cycles, or won't build pressure — walk through well pump and pressure tank troubleshooting.
When this guide won't help
Honest limits, because winter finds the weak spots:
- It doesn't replace a plumber or well contractor for a full seasonal shutdown. The WSC recommends a licensed professional for winterizing a home, especially one with a jet pump, irrigation, or a boiler system. For the rest of the year-round picture, start at the well water hub.
- It can't fix a system installed too shallow. If your water line runs above the frost line with no insulation, or your septic pipes sit inches below grade, winterizing is triage — spring excavation is the cure.

Will my well pump freeze in winter?
Almost certainly not, if it's a submersible pump. It sits far below the frost line, and the Water Systems Council says a deep-well pump needs no winterizing at all — the depth prevents freezing. Can I just leave a faucet dripping to protect my well pipes?
